Description For Commercial Real Estate Property Manager

Under the leadership of the Executive Director of Real Estate, the Commercial Property Manager oversees a team of three staff and is responsible for the complete operation of Letterman Digital Arts Center, an 843,000 square foot Class "A+" commercial office campus that includes four buildings and numerous amenities. The campus features a 17-acre park, an underground parking garage, car charging facilities, the Premier Theater, a Dining Commons with tenant food services, a childcare center, a fitness center, a public restaurant, and various other tenant amenities.

Key responsibilities include:

  1. Leasing Strategy and Execution:

    • Develop and execute comprehensive marketing plans
    • Monitor marketing performance metrics
    • Collaborate with leasing teams
    • Conduct property tours and negotiate lease terms
    • Strategize tenant stacking and movement
    • Perform tenant screenings and due diligence
  2. Lease Negotiation and Administration:

    • Conduct financial analysis of lease offers
    • Collaborate with brokers and legal teams
    • Manage lease administration and monitor payments
  3. Management and Reporting:

    • Monitor financial performance and analyze market trends
    • Prepare regular reports on leasing activities
    • Manage property budgets and expense tracking
    • Collaborate with security team for access control and protection
  4. Tenant Acquisition and Retention:

    • Provide excellent communication and customer service
    • Develop and implement tenant retention strategies
  5. Special Events and Bookings:

    • Manage marketing and services for Theater, Dining Commons, and Private Dining Rooms

  • Manage property budgets and expense tracking
  • Provide excellent customer service to tenants
  • Develop and implement tenant retention strategies
  • Manage special events and bookings for campus facilities

Requirements For Commercial Real Estate Property Manager

  • Bachelor's degree in Business Administration, Real Estate, Marketing, or related field (Master's degree is a plus)
  • Proven experience as a Class A Commercial Property Manager
  • Strong negotiation skills and successful track record of securing lease agreements
  • Excellent communication and interpersonal skills
  • Proficiency in property management software and marketing tools
  • Solid understanding of financial principles, budgeting, and financial analysis
  • Familiarity with legal and regulatory requirements related to leasing and property management
  • Professional certifications such as Real Property Administrator (RPA) or Certified Property Manager (CPM) are desirable
  • Experience with Yardi or similar accounting and tenant portal software
  • Ability to provide direction to management and staff
  • High-quality analytical skills and leadership
  • Demonstrate the highest level of confidentiality
